HVAC Maintenance – Why You Need It

We all know you wouldn’t drive your car 100,000 miles without changing the oil. The same logic holds true for your home comfort system. Which runs MUCH longer than your car is driven. Regular HVAC routine maintenance is the best way to ensure trouble-free operation and peak performance. Pre-season maintenance is also important. It can help to avoid a system failure in severe hot or cold weather when you need it most, and it can also keep your energy bill from getting out of control. Your unit manufacturer also requires routine maintenance to keep your warranty in effect.

Why Do I Need To Have Maintenance On A Brand-New HVAC Unit?

The more you maintain your HVAC system, the longer it’s going to last. It’s going to help keep your utility bills down. Furthermore, your manufacturer requires that you have your system maintained, or failures won’t be covered.

For instance, these are statements from three major manufacturers’ limited warranties: Trane, Goodman and Lennox.

Trane states: “The products must be properly installed, operated and maintained by a licensed HVAC service provider, in accordance with the product specifications or installations.”

Goodman states: “Goodman is not responsible for: Damage or the need for repairs resulting from any improper use, maintenance, operation, or servicing.”

Lennox states: “This new Lennox unit must be properly installed, operated and maintained by a licensed professional.”

It’s a fact your unit needs to be maintained. The manufacturers require it, or the failure is not covered under warranty. Unfortunately, most people do not know this is the case until they have an issue because who reads all the “fine print” of warranty information! I sure don’t, so we hope we have made this easy for you.

**Your Prime Example**

Five years down the road after your new unit was installed, it stops working. We get to the home and it looks like the outdoor unit is wrapped in a blanket, because it’s never been cleaned or maintained. No airflow can get through, and it burned up the compressor.

Because that unit wasn’t cleaned and maintained, the warranty is VOIDED, it will not cover the replacement of the compressor even though you’re within your “warranty years”
